Home inspections are merely done by a buyer once they sign a contract, right?

What Does a Home Inspection Usually Run in the Bronx?

Should I Be There at the Inspection?
It’s wise for you to be present throughout the inspection – whether you’re a home buyer, seller, or homeowner. With you there, the inspector can explain to you any defects and explain their importance along with mention maintenance features that will be helpful in the future. If you can’t be there, it’s not a problem since the report you receive is going to be very detailed. If you’re not present, then you should be sure to ask your inspector to spell out anything that’s unclear in the report. Also read the inspection agreement carefully which means you understand what is covered and what is not covered in the inspection. If there is a problem with the inspection or the report, you should raise the problems quickly by calling the inspector, usually within 24 hours. How Long Should the Inspection Take?
This depends upon the condition and size of the entire home. You can approximate a little more than an hour for every 1,000 square feet. For instance, a twenty four hundred square foot unit would take approx. three hours. If the company also prepares the report at your home, factor in an extra sixty minutes. These figures are not set in stone because you really want the inspector to do a complete job without being rushed.
What About Condo or Townhome Inspections?
Since condos are individual units within a single building, owners pay a monthly assessment fee to a home owners association (HOA) or condo association, which pays for the upkeep and maintenance of all exteriors including the actual (exterior walls, lighting, roof, etc.) is also on the hook for maintaining the community boiler system or HVAC. In smaller condo buildings, many home owners have their own mini-boiler that acts as the HVAC that a building would normally provide. Owners are responsible for everything inside the unit including electrical, plumbing, porches, balconies, appliances, and walls. There are less items to inspect, but getting an inspection from someone who knows what they’re doing is still important. As you know well, Home Owners Associations are a fickle bunch, to be honest.
